Notice of Special HOA Meeting

Our attorney provided the Board with the necessary steps to amend CCRs through to filing. The Board is calling a special meeting on Tuesday, January 31st at 7:00pm in the Village Hall to discuss the 8 Amendments. It is an open meeting in that homeowners may attend to hear how the Board will vote. There is no requirement that a certain number of homeowners attend.

The subjects of the Amendments are:

Architectural Review Process

Acceptable Fence Materials and Design (no longer only wooden fences).

Lowering the percentage of homeowners required for future changes from 75% to 67%.

Removing reference to Declarant and adding the word “shed” to the Section on outbuildings.

Removing reference to Declarant and lowering the homeowner votes required from 75% to 67% on changes relating to assessments.

Removing reference to pit bull terriers as non-permitted animals.

Allowing up to two commercial vehicles to be kept on a Lot.

Updated FCC guidelines allowing satellite dishes to now be up to 40 inches in diameter.

After the Board has voted, Tressler will redraft the Amendments showing the changes. A paper copy of the Amendments will then be mailed to each homeowner along with a cover letter, and a ballot. As mentioned in the Newsletter, it will require 75%, or 68 of the 90 homeowners, to adopt the Amended documents. Hopefully, we will get at least 68 approvals so that we can move forward. If we do, we will call another HOA meeting where the Board will ratify the approval from the owners which will then be recorded.

The Rules and Regulations will then be rewritten.
