New Board Policies & 2025 Proposed Budget

Dear Homeowners,  

 

We have completed another year as a homeowner-managed association. The Board has continued to work diligently to maintain the subdivision's overall beauty and be fiscally responsible with the association's funds. 

 

In 2024, we took on deferred maintenance projects to remove dead trees, spread mulch around the common spaces, and add more flowers and greenery to the mulch beds.   We hope to continue these projects in 2025 by adding more color to the mulch beds with additional flowers and foliage.

 

We continue to hold the association funds in safe assets, generating additional income for the association.  To date, in 2024, we have brought in an extra $2,591.57 of income and project another $500-$600 to be earned before the yearend.

 

The board passed two board policies during the August meeting to help the board manage our meetings and enforce the association's governing documents more efficiently.  Enclosed are copies of those policies.

 

Enclosed is the preliminary budget for the year 2025.  This budget reflects a $400.00 per home assessment due on January 1, 2025.    This is a $14.00 reduction from the 2024 assessment.  The board is confident that even with the reduction in assessments, we will be able to continue to maintain the common areas and the pond without a decrease in the aesthetics of our subdivision.  

 

We will hold our next board meeting on November 7, 2024 (MEETING IN THE ADULT SERVICES CONFERENCE ROOM) At this meeting, homeowners can voice their concerns on the 2025 budget during the public comment section before the Board votes to adopt it.
