Information on By-law Amendments and Board Vacancy

Dear Homeowners,


If not already, over the next couple of days you should be receiving ballots to vote on amendments to the Harvest Hill Homeowners Association By-Laws.


During the annual meeting of the members and the board meeting tonight, it was brought up that homeowners are seeking more understanding of the cost and purpose of each amendment.


Cost:

The association has paid a flat fee of $1,250.00 to write the amendments as you received them. If we receive 68 affirmative votes on each amendment, there will be an additional recording fee for each approved amendment. The attorney advised $100-200 per amendment in recording fees. If all nine amendments receive the needed votes, we anticipate the recording fees to be $900-$1,800.


Purpose:

We are seeking additional clarification on the amendment regarding the satellites. We believe this is to be compliant with Illinois Statutes. Over the next few days, we will provide additional guidance by breaking each proposed amendment into one of three categories; 1) To comply with State Statute. 2) Editorial change, i.e. change Declarant to Board. Or 3) Attorney-recommended change.


The last item to bring forward is after many years of serving on the board, Rosina Vega has resigned. We appreciate the time and effort that she put into the association. With the resignation, there is a vacancy on the board that we would like to fill. The appointed individual would serve the remaining portion of the term (ending Spring 2024). At the previous meeting, Rosina stated that some of the amendments were "requested the most by homeowners". I think these were the amendments to allow sheds, allow commercial vehicles, allow above ground swimming pools. I dont see how any of these fall into the three categories Jarod proposed above.

Please clarify.
